Baker Street Pine Flooring Installation
This project, carried out within a former Victorian girls’ school converted into a residential dwelling, involved the installation of reclaimed Victorian pine floorboards.
The batch was carefully selected for its naturally pale, bleached tones and the high level of rustic character present in the worn surfaces. The boards were installed with areas of deliberately non-staggered joints, creating the impression of a floor that has been lifted and relaid over time, adding to its sense of authenticity.

Preparation was undertaken using pads rather than abrasive sanding papers, ensuring the existing surface texture remained intact. The floor was then finished with an ultra matt, pale white water-based coating to maintain its subdued appearance. The result sits comfortably within the space, the softness of tone and irregularity of the surface working in contrast with the more refined contemporary elements, while reinforcing the layered history of the building.
